In the world of real estate, sometimes it's helpful to take the long view. The craziness in the markets that we real estate professionals have been feeling gets quantified when we look at the numbers. The historical numbers show exactly what we have been feeling. The inventory is at historic lows and has been for most of 2020. Here in Sunny Venice Florida, January tends to be the month when we have the most inventory of the year. Looking back we can see that we average between 900-1100 homes for sale each year in January. This year it was an astounding 310 listings with a median days on the market of just 19 days... half of what it normally is! If you are thinking about selling, certainly now is the time for a relatively easy sale with the market suggesting you'll get top dollar. Buyers, on the other hand, need to be prepared to put their best foot forward right out of the gate. It has been a crazy year on many fronts, and real estate is South West Florida was no exception!
